Orders drop. The report date is real. Selling a house in Enterprise, Daleville, or nearby while packing for Fort Novosel (or leaving it) is a different sport than a leisurely local move. Build the reverse calendar first
Write the report date at the top of a page. Work backward:
- Closing buffer: 2–3 weeks before report (title, walk-through, keys, travel)
- Under contract window: often 30–45 days of contingencies after you accept
- Active listing window: marketing + negotiation time before you go under contract
- Prep: declutter, repairs, photos, documents

- Certainty: sharper list price, cleaner condition, flexible showing access, quick response to offers
- Stretch price: more time on market risk; may need a backup plan (rent, bridge, temporary lodging)
Neither is “wrong.” What fails is pricing for stretch while pretending you have unlimited calendar.
PCS-specific listing moves that help
- Documents ready day one — deed, mortgage payoff path, insurance, warranties, HOA if any (see Alabama listing documents guide)
- Showing access — lockbox, clear instructions, spouse/neighbor backup if you’re already gone
- Honest disclosures — unknown items marked unknown; don’t guess
- VA-aware expectations — many Wiregrass buyers use VA financing; ask your agent how appraisals and repair requests typically play locally
- Offer compare on net + close date — highest price with a closing after your report date may be useless
If you might leave before you sell
- Talk early about power of attorney / who can sign
- Plan lawn, utilities, and insurance while vacant

Incoming PCS demand is real near post, but it is not a guarantee your specific house sells on your schedule. Price and condition still decide.
