Documents You Need Before Listing a Home in Alabama

Missing paperwork doesn’t just slow closing — it scares buyers and burns days you may not have. Gather a clean digital folder before photos go live. This is an educational checklist for Enterprise / Wiregrass sellers, not a law firm packet.
Who this is for

Core ownership & loan file
- Deed / recorded ownership documents (as you have them)

Your title company and lender will run their own searches. Your job is to make payoff and ownership questions easy to answer fast.
Tax, insurance, and HOA
- Latest property tax bill / assessment info
- Homeowners insurance declarations page
- HOA / POA covenants, dues statements, and contact info (if applicable)
- Any pending special assessments you know about
Property condition & systems
- Roof, HVAC, water heater, appliance invoices and warranties
- Repair receipts for major work (plumbing, electrical, foundation, mold remediation)
- Survey if you have one
- Prior seller disclosures from when you bought (context only)
- Wiregrass frequent: septic pump/inspect records, well tests, termite / WDO history, flood or elevation docs if relevant
Alabama disclosure mindset
Alabama sellers typically complete property-condition disclosure forms provided through a brokerage or attorney. Rules and forms can change — use the current packet your agent/attorney gives you. Guidelines:
