This guide teaches the method. For today’s numbers, request a comps pull from a licensed Alabama REALTOR® who works this market.
How to read comps (the short version)
Ask for recent closed sales (not just actives or pending) that look like your home:
- Location: same neighborhood or very similar Enterprise / Dale County pocket
- Size & beds/baths: close square footage and layout
- Age & condition: updates, roof/HVAC age, land vs city lot
- Time window: ideally last 3–6 months (tighter if the market is moving fast)
For each sold, note:
- List price vs sold price
- Days on market
- Concessions (seller paid closing costs, repairs, rate buydowns)
- Financing type if known (cash, conventional, FHA, VA)

Days on market isn’t a moral score — it’s a market feedback loop. Long DOM often means:
- Price above nearby solds for the condition shown
- Photos/condition that don’t match the ask
- Awkward showing access or unclear disclosures
Short DOM with multiple offers can mean the ask was sharp — or the home was underpriced. Your agent’s job is to explain which story fits your street.
Wiregrass quirks that break online estimates
- Thin comps: small subdivisions and rural Dale County parcels need judgment, not a ZIP-code average
- Military buyer pool: VA financing is common near Fort Novosel — appraisal and repair dynamics matter
- Systems: septic, well, flood zones, and termite history show up in offers
- PCS timing: a seller who must close by a report date will often accept a different net than a leisurely local move
A practical comps request (copy/paste)
