How to Price Your Wiregrass Home (Comps Without the Guesswork)

Pricing is where Wiregrass sales are won or lost. Too high and you gift DOM to the competition. Too low and you leave money on the table. Here’s a comps-first method you can use with any local agent — without pretending a blog post knows last week’s median.

Step 1: Gather three buckets (ask your agent)

- Lot / acreage and outbuildings
- Updates (kitchen, baths, flooring, windows)
- Roof / HVAC age and condition photos will show

Adjustments are judgment calls. Two honest agents can differ by a range — that’s why you interview more than one and demand a written net sheet.
Step 3: Price for a strategy, not an ego
- Market / sharp: near the best-supported solds for your condition — aims for activity early
- Stretch: above support — needs time, pristine presentation, and a Plan B
- Speed / PCS: intentionally competitive to attract the buyer who can close on your calendar
Write your goal in one sentence before you pick a number.
Step 4: Run the net sheet (the only number that pays the movers)
At each candidate list price, estimate:
- Likely sold range (not fantasy high)
- Payoff(s)
- Commission / fees as quoted by your brokerage (negotiated — verify)
- Repairs, concessions, staging, moving buffer
- Prorations and closing costs you’re likely to carry
Highest ask is vanity. Net at a closable price is strategy.

- Anchoring on what you “need” for the next house
- Pricing off the nicest active in town that hasn’t sold
